Roof Replacement

Full tear-off roof replacement with new flashing, checked ventilation and an itemized written scope, for homes across the Jackson area.

Jackson Elite Roofing handles roof replacement in Jackson, NJ, serving surrounding cities including Vista Center, Cedar Glen West, Leisure Knoll, Leisure Village West and Plumsted. In more than 20 years of roofing we have learned that the shingles are only part of a replacement: the decking, flashing, underlayment and ventilation decide how long the new roof lasts.

Before we price a replacement, we make sure you need one. If a repair will hold, we say so plainly, and the replacement conversation only starts when the roof is genuinely worn out across its slopes.

When it does, the scope arrives itemized. Tear-off, decking, underlayment, flashing, ventilation and gutters are each separate lines, so you can see exactly what you are paying for and compare our estimate against anyone else’s, item by item.

What Goes Into a Full Roof Replacement

New architectural shingles nailed over fresh underlayment during a full roof replacement on a 2000s Jackson Township colonial.

Tear-Off Down to the Deck

We strip the old roof to the sheathing, which lets us see every soft spot, nail-popped panel and old leak before anything new goes on. A tear-off also removes the weight of old layers that the framing has been carrying for years.

New Jersey’s rehabilitation subcode requires a tear-off once a roof already has two layers, and the building code does not allow a re-cover over slate, clay or cement tile or over a water-soaked covering. Even where an overlay would be legal, we recommend a tear-off on most homes, because it is the only way to inspect the deck.

Decking You See Before It Is Replaced

Damaged decking is the one part of a roof replacement no one can price exactly in advance. When we find soft, delaminated or rotted sheathing, we photograph it and show you before any sheet is replaced.

The per-sheet price is set in the contract before work begins, so the only thing that changes on tear-off day is the count. You approve that count with the evidence in front of you, rather than reading about it on the final invoice.

Underlayment and Ice Barrier

Over the bare deck we install ASTM D1970 self-adhering ice and water barrier along the eaves, in valleys and around penetrations, where ice dams and heavy runoff push water uphill. The rest of the roof gets ASTM D8257 synthetic underlayment, which holds up better than old felt if it gets wet during installation.

These layers are the roof’s second line of defense. If a shingle blows off in a storm, the underlayment keeps the water out of the house until the shingle can be replaced.

New Flashing, Not Reused Flashing

Step flashing, counter flashing and chimney flashing are replaced with the roof rather than reused under new shingles. Old flashing has been bent, nailed and weathered, and reusing it puts the most leak-prone parts of the roof on their old schedule.

We also install drip edge at the eaves and rakes, new pipe boots at every vent and kick-out flashing where a roof edge meets a sidewall. Behind wide chimneys, we build a cricket so water is diverted around the chimney rather than pooling against it.

Ventilation, Shingles and Ratings

Balanced Attic Ventilation

We check attic ventilation on every replacement, because a roof that cannot breathe cooks its shingles in summer and traps moisture in winter. The goal is a balance of soffit intake and ridge exhaust, sized by net free area for the attic.

Where insulation blocks the soffits or old gable fans fight a ridge vent, we explain the fix. Adding a ridge vent to an attic with no intake looks like ventilation from the street but does very little.

Architectural Shingle Choices

Most replacements we do use architectural laminated shingles, which have a thicker, dimensional profile and better wind performance than old three-tab. We install lines such as GAF Timberline HDZ, Owens Corning Duration and CertainTeed Landmark, and we can source designer or slate-look shingles for a different appearance.

We bring full-size samples to look at against your siding and brick in daylight. Color is a twenty-plus-year decision, and a small swatch indoors rarely looks the same on a full roof.

Wind, Impact and Fire Ratings

Shingle ratings tell you how a product was tested, and they are worth comparing. ASTM D3161 Class F and ASTM D7158 Class H are wind ratings, UL 2218 Class 4 is the highest impact rating and ASTM E108 or UL 790 Class A is the top fire rating for roof coverings.

Some insurers offer discounts for impact-rated shingles, so it is worth asking yours before choosing. We will show you which rating each shingle line carries, so you are comparing specifications rather than marketing names.

Roof Replacement Rules and Situations Around Jackson

Permits for a Roof Replacement

On a detached one- or two-family house, replacing the roof covering is ordinary maintenance under N.J.A.C. 5:23-2.7 and does not need a construction permit. Jackson Township’s building permits page points residents to those same state rules.

Townhouses, multifamily buildings and commercial roofs are a different category and need a permit. When a job falls into that group, we build the permit into the schedule so it does not hold up the start date.

55+ Communities and Townhouses

Jackson has several large 55+ communities and many townhouse developments, and in those the roof may belong to the association rather than the owner. We check the association’s documents before writing any estimate, so you know who is responsible and whether colors or materials need approval.

On townhouses, the roof usually runs continuously over the party wall, so we plan how the new section ties into the neighbor’s roof. That seam is a common leak point when it is treated as an afterthought.

Solar Panels and Pinelands Areas

If your roof carries solar panels, removal and reinstallation are scheduled before we start, and the mounting points are flashed properly into the new roof. That keeps the job from stalling halfway while someone waits on a solar contractor.

The south and west of Jackson Township lie in the state Pinelands Area. A re-roof of a single-family house there needs no Pinelands Commission application under N.J.A.C. 7:50-4.1(a), so it is planned like any other replacement.

Older Houses and Lead-Safe Work

About a third of Jackson’s homes were built before 1980, and many are on their second or third roof. Older houses can have plank decking, an old overlay hiding under the current shingles and framing that has sagged slightly over the decades.

On homes built before 1978, painted fascia and trim fall under the EPA lead-safe rule when they are disturbed. We follow that rule when replacing drip edge or fascia, so old paint dust does not end up in your yard.

Contracts, Cleanup and Paying for the Roof

Contracts Written to New Jersey Rules

Our contracts are written to New Jersey’s home improvement rules, including the three-business-day cancellation notice. The scope lists each part of the job, the per-sheet decking price and the materials by name.

New Jersey has no separate roofing license; residential roofers register as home improvement contractors under the Contractors’ Business Registration Act. Ask any roofer for that registration number and a certificate of insurance before you sign.

Sales Tax and What Moves the Price

A new roof is an exempt capital improvement in New Jersey, documented on Form ST-8, so no sales tax should appear on a complete replacement. The price itself depends on roof size and pitch, the number of layers, decking, the shingle line, flashing and ventilation work and access.

Because our estimate itemizes each of those, you can see which ones move your number. That makes it easier to decide where to spend and where a less expensive option is perfectly sound.

Daily Cleanup and the Final Walkthrough

At the end of every work day, we clean the driveway, yard and gutters and run a magnet sweep for roofing nails. Nails in a driveway are the kind of detail that turns a good roof into a bad memory.

When the roof is done, we walk it with you, show you the flashing details and ventilation and answer any questions. You receive the manufacturer’s warranty paperwork and our written workmanship terms before we leave.

Frequently Asked Questions

How long does a roof replacement take?

Most single-family homes take one to three working days once materials arrive, depending on roof size and pitch, how many layers come off and how much decking needs replacing. We dry in the roof at the end of every day, so the house is never left open overnight.

Can you put new shingles over my old roof?

Only in limited cases. New Jersey's rehabilitation subcode requires a full tear-off once a roof already has two layers, and the building code does not allow re-covering over slate, tile or a water-soaked covering. Even where an overlay is legal, we usually recommend a tear-off so the decking can be inspected.

Do I pay sales tax on a new roof in New Jersey?

A complete new roof is treated as an exempt capital improvement, documented on Form ST-8, Certificate of Exempt Capital Improvement. Repairs are taxable, which is one reason we keep replacement and repair work on separate paperwork.

What shingle should I choose?

For most Jackson homes, an architectural laminated shingle with a high wind rating is the practical choice. We compare lines such as GAF Timberline HDZ, Owens Corning Duration and CertainTeed Landmark by wind rating, impact rating, color range and warranty, and impact-rated Class 4 shingles are worth a look if your insurer offers a discount.

What happens to my yard and driveway during the job?

We agree on the dumpster location with you, cover plantings and siding near the work and clean the driveway, yard and gutters at the end of each day. A magnet sweep picks up roofing nails before the crew leaves, and we do a final sweep after the last shingle goes on.

Can I cancel after signing a roof replacement contract?

Yes, within the window New Jersey allows. Home improvement contracts carry a three-business-day cancellation right, and ours include that notice in writing with the cancellation terms.

Is the price fixed once I sign?

The scope and line prices are fixed in the contract. The one variable is decking, because damaged sheathing only shows once the old roof is off, so the contract sets a per-sheet price in advance and we photograph and show you any damaged decking before replacing it.
